Please note- for your stay you are charged a $24 per day rate for the St James club resort usages. (THIS IS NOT PER PERSON)
Plus a $5 per adult per night Tourism levy.
You also have the option to pay for a refundable security safe key (the safe is in the property)
Although we are a fully equipped self catering villa, you do have the added bonus of using the St James's All Inclusive package. All inclusive rates are $135 per adult for 3 meals and unlimited drinks (alcohol included). $85 per child. This is optional and can be bought at reception as you wish throughout your stay.
We provide a small essentials welcome fridge/freezer but both our Villa Manager and I are also more than happy to help with sourcing certain food requirements and/or pre buying or getting you to certain supermarkets throughout your stay for an extra charge.
1. Booking and Confirmation:
- Booking Process: Bookings are accepted via the website, therefore avoiding fees paying through other sites. You must be at least 21 years of age.
- Booking Confirmation: A booking confirmation will be sent to the guest upon successful booking, outlining the property details, dates, price, and terms & conditions as well as our villa brochure.
- The Villa is to to be used for the purpose of a holiday, and certain group bookings, including for stag and hen dos, are not allowed unless special arrangements (including the possible requirement for a safety deposit) are made with the Owner.
- You will be asked to provide all names of all guests for the duration of your stay, this is for security at the Villa, but also your tourism levy fees and also the hotel know who to welcome.
- A Whatsapp group will be set up with hosts, Manager and you our guests to help you through your stay and answer any questions you may have.
- Once a booking is confirmed it cannot be changed by you, unless agreed by the Owner. If the Owner agrees to make the requested changes to your booking (for example, changing the lead booker and/or the dates of your holiday) you will be required to pay an admin fee of $150 per change.
- Payment: The Payment is to be paid in full at time of booking.
- Security Deposit: All bookings are required to pay a 20% security deposit separate to the booking amount this is fully refunded back to you within 72 hours of leaving the property. Any damages or losses would be charged accordingly.
2. Property Use and Occupancy:
- Maximum Occupancy: The maximum number of 10 guests is allowed at the property (6 Adults & 3 Children/1 Infant) is stated in the booking confirmation and must not be exceeded. However we recommended 2-8 Guests (with no more than 6 adults) to be comfortable.
- Pool Policy: We have set rules which are poolside, but we stress that no glassware should be near the pool and also there is to be no pool access after dark. We also provide "outside" crockery & cups.
- Respect for Neighbours: Guests are expected to respect neighbours and keep noise levels to a minimum, particularly during quieter hours (e.g., 10pm - 7am).
- Damage and Breakages: This is our home from home and we ask all guests to respect the Villa just like you would in your own home. Guests are responsible for reporting any damage or breakages to the property during their stay via Whatsapp.
- Cleanliness: Please note for all stays of 10 days or more we offer 1 complimentary mid clean, which will be arranged between parties on whatsapp set up. Guests are expected to leave the property in a clean and tidy condition at the end of their stay and take all rubbish to the nearby bins on a daily basis.
3. Cancellation Policy:
- Guest Cancellation: There are no refunds once the payment and booking is made.
- Property Cancellation: The owner/agent may cancel the booking if the Villa is no longer available or for other reasons for which a full refund would be paid.
- Force Majeure: The owner/agent is not liable for cancellations or alterations caused by events beyond their control (e.g., natural disasters, pandemics, flight cancelations).
4. Payment:
- Payment Methods: Acceptable payment methods (e.g. credit/debit card, bank transfers) will be specified.
- Currency: The currency in which the booking price is quoted is in US Dollars ($)
5. General Terms:
- Arrival and Departure: Check-in 3pm/check-out 11am times will be specified in the booking confirmation and we can be flexible with notice & subject to availability. The resort will also provide a secure area for your bags if your return flight isn't until the evening.
- Smoking: Smoking/Vaping is strictly prohibited inside the property and on the balcony. If you so chose to Smoke/Vape please use the ashtrays provided in our back garden/patio area.
- Liability: The owner/agent is not responsible for any loss or damage to personal property or for injuries sustained by guests.
- Governing Law: The Terms and Conditions will be governed by the law of the jurisdiction where the property is located.
